Rental Qualification Guidelines

General Requirements

  • Every individual aged 18 or older must complete a rental application.
  • All rental-related communication is conducted in English. If you’re not fluent, please bring a translator who is at least 18 years old when visiting the property or signing any documents.
  • The application fee is $60 per person and is non-refundable. However, once paid, you may apply to any of our properties in the future at no additional cost.

Viewing the Property

  • It is the applicant’s responsibility to ensure all prospective tenants tour the property before submitting an application.
  • Applying without touring the unit does not exempt you from any lease obligations, and you will be held to the same terms as if you had viewed the apartment.

Rental History

  • Applicants must show at least 12 months of positive rental or mortgage history to qualify.
  • Past evictions or outstanding debts to landlords may result in denial.
  • If you do not meet the 12-month history requirement, a co-signer or a higher security deposit may be requested.

Identification and Documentation

  • A government-issued photo ID (driver’s license, passport, etc.) is required.
  • You must provide a valid Social Security Number or Tax Identification Number (TIN).

Criminal Background

  • Applicants with felony convictions related to illegal drug manufacturing will not be approved.

Pets

  • Certain pets may be permitted with prior approval, additional deposits, documentation, and pet rent.
  • All animals must be registered through www.petscreening.com. Contact us before applying if you plan to bring pets.

Occupancy Limits

  • Maximum occupancy is 2 people per bedroom plus 1 person in the living room.

Application Process

  • Only complete applications will be reviewed.
  • Applications are processed in the order received.
  • Once approved, you’ll have 48 hours to sign the lease and pay the full security deposit.
  • We can hold a unit for a maximum of two weeks from your application date. If you decide not to move in, you may be charged a daily rate until the unit is re-rented.
  • First month’s rent is due at move-in. If your move-in occurs mid-month, any prorated rent is due the following month.

Employment & Income Verification

  • Applicants must show at least 12 months of current employment.
  • Proof of income is required—please provide three months of recent pay stubs and/or bank statements.
  • Monthly income must be at least three times the rent amount.
  • For applicants receiving federal assistance, income must be three times your portion of the rent.

Credit Requirements

  • A FICO score of 700 or higher is required for approval.
  • Federal housing assistance applicants do not need a minimum credit score but must prove ability to pay rent.
  • Applicants without credit history may need a co-signer or pay an increased deposit—up to twice the monthly rent.
  • Any bankruptcies must be fully discharged.

Guarantors (Co-signers)

If a guarantor is needed:

  • They must meet the same qualifications, but earn five times the monthly rent.
  • A FICO score of 750 or above is required.
  • Guarantors must reside in California.
